Closing day is the finish line. After weeks of searching, negotiating, inspections, and paperwork, this is the day you officially become a homeowner. Or the day you hand over the keys and walk away with your proceeds.

Here’s exactly what to expect so nothing catches you off guard.

What happens at closing

Closing typically takes place at a title company’s office. Both buyer and seller may be there at the same time or at separate appointments – it depends on the transaction.

You’ll review and sign a stack of documents. Your closing agent or attorney will walk you through each one. Budget about an hour, sometimes more.

What to bring

If you’re buying, bring a valid government-issued photo ID and your certified funds or wire confirmation if you’re bringing money to the table. Your lender will have told you exactly how much to bring.

If you’re selling, bring your photo ID and any keys, garage openers, or access codes for the property.

The final walkthrough

Buyers typically do a final walkthrough 24 hours before closing. This is your last chance to confirm the home is in the agreed-upon condition: repairs completed, seller’s belongings removed, and everything working as expected.

If something is off, tell us immediately. We can address it before you sign.

What you’ll sign

Buyers sign loan documents, the deed of trust, closing disclosure, and several other forms. Sellers sign the deed transferring ownership and a handful of other documents.

It sounds like a lot, and it is, but your closing agent will explain each one. Don’t hesitate to ask questions before you sign anything.

After closing

Once everything is signed and funds are confirmed, ownership transfers. If you’re buying, you get your keys. If you’re selling, your proceeds are wired to your account, usually within 24 hours.

And that’s it. You’re done.
